Riata Vista Campus Parking Garage: Where Parking Meets Innovation

The Riata Vista office complex is located at the intersection of Parmer Lane and Riata Vista Circle in northwest Austin. The park’s development plan included multiple mixed-use buildings, providing an artful combination of office facilities and retail components that total 620,000 square feet. The office complex needed parking structures to accommodate the employees for the multiple buildings.

The two parking garages at the Riata Vista Campus presented several unique challenges. The owner envisioned employees driving a fleet of electric vehicles, so the garages had to include some charging stations that effectively doubled the structure’s electrical load over that of a more typical garage despite the inclusion of energy-efficient LED lighting.

Because of the slope inherent in the design of parking garages, part of the structure descended below ground level, which required the installation of CO2 monitors that would trigger ventilation processes to cycle the air quickly. Furthermore, the office complex resides in a residential area. Lighting on the roof of the garages was designed not to create light pollution or disturb the adjacent neighborhoods.

Drainage is always a challenge in parking garages, and these garages required horizontal and vertical drainage solutions that did not infringe upon any height clearances.

Encotech engineers delivered designs that successfully addressed all of these issues. The complex attained LEED Gold certification with Encotech’s energy modeling services playing an important role.
